Coconut Grove sits on Biscayne Bay south of downtown, and it is the oldest continuously inhabited neighborhood in Miami. Its character comes from the canopy: mature oaks and banyans over narrow streets, with historic wood cottages a few blocks from gated waterfront estates and a cluster of low-rise condominium buildings around the village centre.

The market splits cleanly. Bayfront and near-bayfront single-family homes carry the highest values, several with private dockage and direct access to the bay. Inland, the streets between Main Highway and Douglas Road hold smaller historic homes on generous lots. The village itself is genuinely walkable, which is unusual in Miami and is a large part of why buyers choose it.

Questions

Coconut Grove buyer questions

What kind of homes are in Coconut Grove?

Historic single-family cottages on tree-lined streets, gated bayfront estates, and low-rise condominium residences around the village centre. Current counts for each are shown above.

Is Coconut Grove part of the City of Miami?

Yes. Unlike Bal Harbour or Surfside it is a neighborhood within the City of Miami rather than its own municipality, which is why searches here are defined by its ZIP code rather than a city name.

What is the appeal compared with the beaches?

Shade, walkability and bay frontage rather than ocean frontage. Buyers who want a mature canopy, a village centre they can walk to and quick access to downtown and Coral Gables tend to choose the Grove.
