Jonathan Bigelman seated in a Miami living room opening onto a pool terrace

Jonathan Bigelman sells across nine Miami communities that are often spoken about as one market. They are not, and the differences between them are the whole basis of a good decision.

The clearest split is structural. Golden Beach permits no condominium towers at all and is zoned exclusively for single-family houses. Sunny Isles Beach, directly to its south, is the densest run of oceanfront high-rises in Miami-Dade County and is almost entirely condominium. Those two towns share a border and share almost nothing else, and a buyer weighing a tower residence against a house is really choosing between them.

Between the ocean and the bay, Bay Harbor Islands splits its two man-made islands by zoning (houses on one, low-rise buildings on the other) and offers waterfront dockage at a different scale from the oceanfront islands. Surfside is the low-rise, walkable exception on a coastline of towers. Bal Harbour pairs oceanfront towers with a gated single-family village behind them. Miami Beach is large enough to be a market of districts in its own right, with its single-family estates concentrated on the man-made islands in Biscayne Bay rather than on the beach.

Inland, the calculus changes entirely. Coral Gables trades on canopy, lot size, and Mediterranean architecture under one of the strictest design review boards in Florida. Coconut Grove is the walkable, low-density exception, with bayfront estates on its edges. Pinecrest is acre-plus lots and a school district, priced accordingly. The buyer choosing one of these is usually solving a different problem than the buyer choosing a tower.

Questions

Choosing between Miami luxury neighborhoods

Which Miami neighborhoods have single-family homes rather than condominiums?

Golden Beach is zoned exclusively for single-family homes and permits no condominium towers. Bay Harbor Islands has a single-family island, Bal Harbour has a gated single-family village, Surfside has single-family streets west of Collins Avenue, and Miami Beach concentrates its estates on the bay islands. Sunny Isles Beach is almost entirely condominium.

Which is the most walkable of these neighborhoods?

Surfside. The town is only a few blocks deep and Harding Avenue functions as a genuine main street of shops and restaurants most residents reach on foot. Bal Harbour is walkable to Bal Harbour Shops; Golden Beach has no commercial district at all.

Where can I buy a waterfront home with a private dock?

Bay Harbor Islands and the bayfront lots in Bal Harbour Village are the most consistent sources, along with the Intracoastal side of Golden Beach and the man-made islands of Miami Beach. Each neighborhood page shows how many waterfront listings are currently on the market.

What is the difference between Bal Harbour and Miami Beach?

They are separate municipalities. Bal Harbour is a small incorporated village at the northern tip of the barrier island with its own government and zoning; Miami Beach is the much larger city to the south, containing South Beach, Mid-Beach and North Beach.
